What’s going on guys? This is Ryan with Flagship. I’m out front of the newest rental I just purchased today here in Columbus. Going to do a quick run through here, share a little bit about it and what we’re going to do. So as you can see, the house is vacant. We just closed on it literally 30 minutes ago. She’s going to need some work. Not a ton, but a decent amount. We’re going to probably put about $30,000 into this house. The first thing that you notice right off the bat, you can’t see this on video obviously, but the previous homeowner was definitely a smoker, so we’re going to have to do a lot of work on that. Probably pull out all the flooring, kills all the flooring and the walls, put on coats of paint. Hopefully that’ll get all the smoke smell out, it should. But it’s definitely very prevalent currently.

We’re in just an extra den here. We are going to, so we’re back here in this den room. We’re going to have to throw some, so there’s no HVAC ducts running here, so we’re going to throw some of those in here so we can heat and cool the house as effectively as possible. Here’s the laundry. There’s no power on right now, so. Oh, there’s power on, so that’s good. Here is another area we’re going to do some work on. This is a little half bath right here off the carport. Probably going to re-sheetrock this, add in a new toilet and vanity and stuff. It’s pretty rough in here right now, but it should be easy enough to fix up.

You can see, smoke smell came from that. We’ll paint everything obviously here in the kitchen. I can’t believe they left this refrigerator for us, so that’s good. We’ll keep this big thing, I think. We’ll paint these cabinets, add some hardware to them. Depending on the budget, we may keep these countertops or we may leave them. I like to put granite in the houses when I can, but my contractor quoted me about 30,000 and I really need to be more like 27, 28. So we’ll make a call on that before we start the rehab. Obviously you can see it’s got this old style kind of parquet hardwood flooring.

Most of it’s not in bad shape. I just personally think it’s ugly. So we will go over the top of that with LVP. And here’s the hallway. This is the full bath, only full bath in the house. We’ll probably keep this vanity. It’s not in bad shape, just paint it, put new hardware, put a new mirror up, maybe. Refinish all this tile. Thankfully the seller left that so we can fix that. We’ll refinish it all white and yeah, this bathroom will be pretty easy, new flooring. Here is the first bedroom. Just paint everything. New floors, new light fixture or fan. And then here is bedrooms two and three. Currently they have it set up as one large bedroom, so you’ve got a bedroom here and they took this wall out and there’s a bedroom here. There’s an entrance to both, so that’s good. So what we’ll do is just throw up a wall here and make it a three bedroom, one and a half bath like it was originally laid out.

The roof and HVAC are both in pretty good shape, so we’re not going to really need to do anything with that. We’ll leave them and just service the AC, but yeah, it’ll be a pretty simple cosmetic mostly rehab. You’ll see there’s some stuff that needs to be done on the exterior, not a whole lot. We’ll paint the exterior. It’s a yellow color now. I don’t know exactly what color I’ll paint it, but… Let’s see some of this. That needs to be fixed. Some peeling paint. There’s some areas out here with some messed up fascia and soffit and so we will address that and hopefully we’ll have a nice little rental property, all said and done.

Backyard, we got a shed back here. Looks to be in decent shape. Yeah, you can see this trim needs to be painted. It’s unpainted. Just kind of paint everything on the outside, but decent little yard here. Need to do some work to the fence probably. But yeah, so this will be rental, a rental property for us here in Columbus that hopefully we’ll have ready in about 30 or 45 days and get it on the market to rent.
