Hey, what’s going on, guys? This is Ron with Flagship. Wanted to show you one of our newest flips that is on the market. Talk to you about the interior, exterior, what all we did to it, and the final product. Check it out.
Here we are outside of the front of our new flip, here in LaGrange. We did do a pretty good bit of work out here. It’s a new roof on the front. We painted all of the exterior and the brick. Painted these handrails, added a new front door there. Did a lot of landscaping work on the front, cleaned all this up, put in pine straw and whatnot.
We had to scrape all the siding. It’s pretty old siding, but after the scraping and painting, it looks pretty good. This sliding glass door that we installed is brand new. The original one was rotted out. We actually got a sweet deal on this thing at Home Depot. We bought this door for like 200 bucks, because Home Depot was no longer carrying this brand. They were just trying to get rid of it.
We put in a new HVAC system, which seems to be running fine. Then same story on the back here. Fresh paint on everything. Did some plumbing work underneath, to make sure all the plumbing systems are running well. Added this handrail and stairs to the back. This door wasn’t here, initially, so we added this door with a lot of the work that we did on the inside. And then just pressure-washed and painted everything.
So, that’s the story on the exterior of this one. And then we’ll go take a look at the interior now.
Let’s check out the interior of our finished flip here on Cleveland Drive, in LaGrange. If we walk in the front door, brand new flooring throughout, new paint, new light fixtures. Looks great. Big living room here. And then you have a dining area here, off the kitchen with some built-ins, new light fixtures.
The kitchen looks great. We put in granite countertops. We kept the same cabinets, but painted them. Put on new hardware, new appliances, put a nice backsplash in, et cetera.
We did a good bit of layout changes on here. This room here was kind of just a sitting room. It can still be used as a sitting room, but we added a closet in here to make this a usable bedroom. So somebody can use this as a bedroom, bonus room, office, whatever. Previously, it was open here to a laundry room and a bathroom. We walled that off, and access the laundry and the bathroom from a hallway that we created, which I’ll show you now.
So, this hallway did not exist. This was actually a wall here, initially. And so, we built this hallway so we could create… We had a bunch of big open rooms in here. It was actually only a two-bedroom when we bought it, but it was a ton of square footage, so we had to get a little creative. So, we built this hallway.
You have a bedroom here to your right, that’s your second bedroom. A bedroom here to your left. Technically an appraiser might not call it a bedroom, because there’s no window, but somebody can definitely use it as a bedroom, use it as an office, whatever.
Then back here is where you have your laundry closet, hot water heater. Put your laundry stuff there. And then we created this bathroom as well. You can see a tile shower, new vanity, new mirror, new lights, new toilet. Everything’s new in here. It looks really good.
Then we walk to the master. This master existed before. As it sits now, we had to replace that sliding glass door. It was busted out. But everything’s new in here. Previously we put a granite top on here. The existing vanity stayed, it was in good shape. We just painted it, put it on a granite top. Then this tile initially was, I believe, an orange color. We just refinished it all, added new hardware, all that good stuff.
So, this project has been a long time coming. It took about four months to do. It was a bigger project than I initially intended when we bought it, but we had to do what we had to do, to make everything look good, make it right. I think it’s turned out really well.
