Hey, what’s going on guys? This is Ryan with Flagship out front of a new property we’re inspecting. Will quite possibly be our second flip of 2026. Let’s go take a look. Here we are in the exterior of the house on 42nd Street, really quiet neighborhood. The hospital’s literally right there, so great location next to the hospital, nice houses around us. We got some large trees here in the front yard. May have to decide whether to eliminate one or two of these, we’ll see. The front walkway here is destroyed, so we need to demo that, get it out of here, and maybe put some rock. There, you can see there’s been some brick work done here. It’s done really well. We’re going to paint the whole exterior of this, paint the trim. Paint the front door, probably. But not a whole lot going on outside of exterior paint and just kind of landscaping on this.
Exterior of this house, there’s not really a whole lot of wood rot or anything. Siding looks good. Back here in the back, there’s some kind of scraggly bushes, and old block, and stuff we’ll get out of here. Behind that shed, there’s a makeshift greenhouse we’ll demo and remove. The shed is okay, just needs to be pressure washed. And then we’re going to demo this. This is not actually attached to the house. It’s just an old additional structure. We’ll demo and remove that. But yeah, not a whole lot to do back here. There’s some missing bricks there that we’ll have to re-mortar and put in place. The HVAC is, I believe, a 2014 unit, so we’re going to just service it and keep it rolling there. But yeah, exterior of this house looks good and location looks good. So we’re super excited about this one.
Here we are inside the property on 42nd Street here in Columbus that we are purchasing to flip. We’ve got some questions on what we can do here, but ultimately our goal is to make this either a three bed, one bath, or a three bed, two bath, or two and a half bed, two bath house. So we’re here in the front living room. It’s got nice hardwood floors. We’re going to refinish those and stain them, make them look nice, obviously paint everything, new light fixtures, fans, et cetera.
Looking at this, they’ve got two fans here in the living room. I’d prefer to maybe eliminate one of those and move it more, center them more. So maybe just move it to one fan and center it. But over here, you’ve got this separate room they built off the house that I’m trying to decide what I want to do with it. So it’s not really big enough to be like a full size bedroom. So we’re going to wall it off for sure from the living room, create a door entry, and it can be an office, maybe a nursery, something like that, or potentially turn part of it into a bathroom. I don’t know. I’m trying to work on that. But we’re going to do something here to either make this like a third-ish bedroom, office, nursery space and wall it off from the living room.
And then here you’ve got a formal dining room that is a good size dining room, but trying to decide is the best use to leave it as a large formal dining room, or maybe, we can’t fully open up this wall because it’s a load bearing wall. Maybe we can open this up a little bit more to the kitchen, have half of this room be a breakfast nook, eating area, and then maybe build a wall across here. And from there back, that’d be a second bathroom that we can create with a shower, a vanity, and a toilet, where we can access from off the living room. So I don’t know. We’ll see. Still working on that.
The kitchen, we’re going to replace these cabinets through a tile backsplash, new appliances, new countertops, the whole nine yards in here. And then I want to relocate this hot water heater either into this laundry room here or there’s a closet in the hallway back here where I can relocate it, get it out of the way. Here’s your laundry room. We just need to clean this up. We’ll put a new washer box and stuff in there, paint everything, just make it look a little bit cleaner.
And as we walk to the back of the house, this is where your two existing bedrooms are and your existing bathroom. So you’ve got one large bedroom here to the left, where we’ll do the typical stuff, paint, new light fixtures, new door handles, all of that stuff in both bedrooms. Then here’s your second bedroom here, same deal in here. Then here’s your existing bathroom. We’ll refinish the tile on the wall, make it white, add a new vanity, new toilet, new mirror, new light fixture in here, put a vent fan in here. Obviously had some issues with venting. As you can see, the ceiling is peeling. And then we will take this whole tub unit out and put a new tub unit, new plumbing fixtures, new shower head, and a tile all the way up the wall there. And then this is the closet that I think I want to see if I can relocate the hot water heater into. We’ll see if we can do it. I’m not sure yet.
But yeah, that’s pretty much it here. Great location, existing hardwood floors are great. We’ve just got to figure out layout wise and what the best way to maximize the space in this house.
