What’s going on, guys? This is Ryan with [inaudible 00:00:02] out in front of one of our more recent flip properties. We’re doing not quite our final walkthrough. I’d say we’re about 85% done with this one. I got a few things left to do, and we’re going to walk through and check out what we’ve done and what’s left to do.
Here we are inside the flip house here in LaGrange, Georgia on Boulevard Street. You can tell still mid-reno. We’re close to being done, but still dirty, so you still got a few things to do. These hardwood floors were here and existing. They were in pretty good shape. We still got to clean them up and polish them, but we decided to keep the hardwoods throughout the house because they were pretty good. And then obviously we painted everything. We’ve got a new fan.
One of the main things that we did in this house was really opened it up, and so you can tell on the flooring. There was a wall right here with a doorway through here, and then there was another wall over here that separated the kitchen. There was a living room here, then there was a dining room/sitting room in the middle. The kitchen, they were all separated, so we decided to open it all up, create an open concept. Now you’ve got an open kitchen with an island, and you’ll have a dining area and then a living area, so it’s all open.
We put in brand new cabinets here and put it in island. Decided to try out butcher block countertops on this one. We haven’t done that in the past, typically it’d be granite. I think they look good. They still haven’t polished those up. You can tell there’s a little bit of a difference. They haven’t added mineral oil. We haven’t set our appliances yet, but we’ve got the new cabinets. They look really good. Back splash tile looks good, so that’s going to look good. We’ve got a nice big sink as well here.
And then back here you can see we’ve got our laundry and a mudroom-ish type area. New hot water heater.
And then this was just a dining/sitting room as well. We didn’t really make a whole lot of changes here, but we did frame out a closet over here, and so made that a bedroom. This is now technically a four bedroom, two bath house, and when we started, it was a three bedroom, one bath house. This was the master bedroom. This was a closet. We changed this and expanded it into that other room into a bathroom. This bathroom didn’t exist, and then we framed out this new closet. We ate into that room over there a little bit, it’s a little bit smaller than what it was, to add these closets and bathrooms.
As you can see, we’ve got a new vanity, new mirror. I think we may have made a somewhat expensive mistake here with this tile. I think this tile would’ve been better suited for just a shower floor, not a shower wall. Don’t love the way this looks. The grout work doesn’t look great, which I don’t know if that was handyman skills or just wasn’t a good fit for a shower wall. But we’re going to change all this out. We’re going to rip this tile out, put some new tile in. That’s probably a $2,000 mistake there on taking a risk on a tile, but you live and you learn. This one is going to be a good flip for us, so it’s not going to kill us, I don’t think.
But this is the master bedroom, and we’ve got two more bedrooms and a bathroom on this side. Just a guest bedroom here, closet, new fan, paint, everything. You’ve got your other bedroom here, so you’ve got four true bedrooms and two baths.
And then this is your second bathroom here. Same mistake in this one. We’ve got the same tile. Same tile work, so not the best decision to go with this tile. We won’t use it again, but you live and you learn. New vanity, mirror, light, toilet. Everything’s new here.
Didn’t do a whole lot on the outside on this one. Did some landscaping. There were some big shrubs and stuff that we cut out. The house is vinyl siding. I don’t love the color of the exterior, but the exterior of the house is really good shape. The roof was newer, the AC was newer. Really, it was an interior cosmetic rehab here. Thought we were going to be able to hit the market next week with this one. We may be delayed a week because of the tile. They still have some finishing touches and whatnot to do as well. But within the next two weeks, I think we’ll have this one ready to roll. I think it’s going to be a great flip for us here in LaGrange.
