Inspecting Our First New Flip in 2026! [Lagrange, GA]

Hey, what’s going on guys? This is Ryan with Flagship REI. Taking a peek at what will most likely be our first new acquisition flip in 2026. I’m excited to show you guys around.

Here we are in LaGrange, Georgia. New flip. First new flip of 2026. We’re inspecting it today. Really awesome little farmhouse out here in a tranquil location. I’ll show you around. So this property has a 1.6 acre lot. Next door, they’re building a new construction house over here. So that’s going to be great. And then across the street, we’ve got really nice house there, really nice house there, and then a barn dominium right down the street.

We’ll walk over here, show you. Got horses over here next door and horses across the street. See if we can zoom in on these guys. So really awesome area and lot out here in LaGrange. On the exterior, we’re not going to do a whole lot. The roof is actually in good shape. Looks to be almost brand new. Definitely replaced within the last few years. We’re going to paint everything. Remove all these old awnings. Repair windows. Full exterior paint. Some of the stuff on the front, like the front porch railings and stuff need to be repaired and replaced, and we’ll pressure wash that and paint everything or stain it. You got a nice building over here. That can be useful. We’ll have to do some repairs on it, paint it and fix some of the siding. We’ll have to repair this screen porch. This is a great screen porch here. It’s not in bad shape actually, but I think we’ll just probably go ahead and re-screen it. It’s a little loose and whatnot.

This ramp looks kind of bad, but it’s actually really solid. I’ve walked up and down it. It’s in good shape. It just needs to be pressure washed and stained. Maybe make some repairs where it’s needed. HVAC unit, I think it’s a 2014 unit. So we’re going to try and save that. Just service it. Here’s your backyard. Really nice backyard, goes all the way back to that tree line back there. But yeah, super cool house. Really great location. Would love to live here actually.

Here we are inside the little farmhouse. This is right inside the front door. You walk into your living room. It’s got existing hardwoods, but they’re pretty damaged. And there’s some spots that are kind of unlevel that I think we’re have to remove the hardwood and kind of level out. So probably come in here and put new LVP down, new light fixtures throughout the whole house, new flooring, new paint. It’s got these kind of cool old doors that we’ll probably keep, I think they add some charm. So we’ll have to paint them and make sure they work, but keep them.

Here’s your kitchen, good sized kitchen. I think what we’re probably going to do is just gut this whole thing, put in new cabinets, new countertops, tile back splash, new appliances, new light fixtures. Through the kitchen here, you’ve got your laundry room. It’s a pretty nice size finding room. Those ceilings are a little low. So it’s perfect for a laundry room though. So we won’t do much here probably at all.

As this house currently sits, this is a two bedroom, one bath house. So here’s one of your initial bedrooms. The existing bedrooms are all really big. So you’ve got a big bedroom here, closet. And you’ve got a second bedroom right here in this hallway. Another really big bedroom here that we’ll just paint everything new. Probably put a ceiling fan in here. And that’s really probably it. And then this is your existing bathroom. I think we’ll leave this vanity as it is. Just paint it and put on new hardware and then put a new granite top on top. New mirror, new light fixture, put an exhaust fan in here. They’ve got an old jetted tub in here right now. It may work. It may not. It’s really old. So probably what we’re going to do is just rip that out, put a new tub unit in, and then new tile shower. Replace the toilet in here as well.

And then kind of where we’re going to put our stamp on this one and where I think it’s going to really be awesome is we’ve got this big bonus room here on the side of the house right off of the screen porch. And we’re going to turn this into a master suite. So what I’m looking at doing is walling that door casing into the kitchen. Your entrance into your master bedroom will be through the living room. And then what we’ll do is build a wall from this door facing across and from here across will be a good size bathroom. So you’ll have your own master bathroom here. And then the rest of this large room will be a large master suite. We’ll have to build out a closet in here. But it’ll be a big room with its own separate bathroom, and then you’ll be right off the screen porch.

So super excited about this house, the combination of the lot, the neighbors, and the potential on the inside, I’m really excited about.
