Hey, what’s going on guys? Ryan here with Flagship, out front of a potential new flip for us that we’re inspecting this morning. I’ve already walked through, it looks really good, I just want to show you guys what it looks like, and what we’re going to do with it. This property is on Boulevard Street, here in LaGrange, here and kind of close to the downtown. LaGrange. Neighbors look pretty good. And this property looks really good, we’ll probably just on the outside here, trim these bushes back, and add something to pop the front, some landscaping in the front to help it pop a little bit. Haven’t decided what I want to do with this exterior siding yet, it’s in really good shape, it’s vinyl siding. I don’t love the color, but it’ll probably be a budgetary decision as to whether we paint it or not. I would love to.
Really nice front porch here, and we’ll walk inside, show you what we’re working with. A lot of space in here, the only big decision I’ve had to make, it’s currently laid out as a three-bedroom, one bath house, I really want to make it a three-bedroom, two bath house. We have space for it, it’s just kind of determining the best spot for it. So, you walk in the front door, you’ve got this sitting room, and then… Here. And then, you kind of walk into the middle section of the house, you’ve got another open den and sitting room. I’m trying to… My contractor’s coming later to see, but maybe we can, I don’t know, we can blow this wall out potentially, and just open it all up into one big living room. And then, back here you’ve got your kitchen, again, I got to make some budgetary calls on this, we’ll see where the numbers come in at, but we may leave these cabinets and just paint them, and add new hardware, and new countertops, and new appliances.
There’s some space on the wall over here, if we did add new cabinets, maybe we can throw some additional cabinets there just to add more storage. So, back here in the sitting room… Another thing I guess we could look into, but probably won’t, but I know at least one of these, if not both of these walls, will be load-bearing, we could technically open this up and maybe do an island or something, but probably not. So, you’ve got bedroom here, bedroom here, and a large bathroom. So, this first bedroom on the left, it looks like they cut into the existing closet over here, to expand this middle bathroom. So, we’re going to have to find a spot to frame out a little closet in here so we can technically call this a third bedroom. And then, you’ve got a large bathroom here in the middle, so we’ll put in a new toilet, a new vanity, new mirror, new lights. This tub insert’s pretty nasty in there, so we’ll probably pull it out, put a new tub insert, and then tile up the wall.
The flooring will be a game-time decision, it looks okay still, not the most stylistic flooring, but it looks good. And we’ve got our second bedroom here with a closet already, so we won’t do much in here. Paint it, new light fixture. I don’t know what’s underneath this carpet, hopefully it’s hardwood floors because the existing hardwood floors that are around here are in good shape. And so, if we pull this up and there’s hardwood floors, probably just refinish them, make them look nice, clean them up. If not, we’ll come back with some carpet probably in here. And then, across this way you’ve got the third bedroom, same thing as the other one, it’s already kind of in… We may have to do some of these closet doors. No, they look okay. New light fixture, paint it, floors look good. A couple game time decisions we’re have to make, the doors, they’re in good shape, but they’re kind of these cheap, flimsy doors. They can be painted. We’ll definitely do new door handles. We’ll determine whether we want to replace the doors, that’ll be a budgetary decision.
And then, you’ve got this formal dining room off the kitchen, this is another spot where I’m trying to determine, could we maybe cut this in half and create a little bathroom out of this, or something like that, and have a smaller dining room. So, there’s space for it, but we’ll figure it all out.
