Hey, what’s going on guys? Ryan with Flagship here outside of a house that I was looking at as a potential flip. Don’t think I’m going to end up buying it. It needs a ton of work, but I just wanted to do a quick walkthrough and show you some of the stuff that we see on a daily basis.
So here we are. This is a house out in Hogansville, Georgia. We do a lot of work in LaGrange. Hogansville is one city over in the same county. So thought I would check this out, had a realtor send this to me. Her dad bought it from a tax sale a few years ago and has been sitting vacant since. From the outside, it looks like a nice brick ranch. I really thought I was going to like it because I love brick ranches and it looks solid on the outside. In the front, as you can see, we’ve got some landscaping we would need to clean up. It’s kind of hard to see the house from the road because you’ve got these trees and stuff. But has a good potential, good-sized yard.
You can walk around and you’ll see that it gets a little bit worse. The gutters are hanging, so got a lot of stuff hanging in the gutters. The roof is old. Would need a new roof on it. You see some of the wood rotten paint chipping away. We have to paint it, fix all the rotted wood on the outside. Got this lean-to over here that’s going to have to be demoed and taken off. Another big thing on this one is it has a large above-ground pool. You can see it over there. You can see this, we’ve got a tree growing up right next to the house. That always makes me a little wary, because you get roots growing in the foundation, can cause foundation issues sometimes. I don’t think this one really will. I mean, it’s a big tree, but not giant.
You got an ancient AC system, so this one would need kind of all the big tickets, roof AC, a lot of demo work, a lot of landscaping. We’ve got to totally demo this above-ground pool. As you can see this porch, it’s in rough shape. It’s seen better days. Walk over here to this pool. It’s disgusting. Another big thing, this one’s got a rotted out deck here that would cost a lot. Demoing this pool would cost a lot and it looks like it’s kind of semi submerged in the dirt. I don’t know. I’ve never really seen that before. Have to talk to somebody about that.
But when you get to the inside, then you see the real problems. The outside has some problems, but the inside is a total disaster. We’ll walk in here. So you’ve got kind of mold everywhere. It’s been sitting vacant for a long time. We’ve got no power, so I’m not a hundred percent sure what the electrical looks like. We have to rip out this whole kitchen. The cabinets are super old. It’s disgusting. You can see along the walls and it’ll be more prevalent. In the back of the house, you’ve got some mold here. It’s hard to determine how bad that is. Sometimes it’s just kind of surface level and you can treat it and spray it. Sometimes if it’s back behind the walls, then that really gets expensive and that’s one of the reasons why I probably don’t want to take this on. There’s just a lot of unknowns here and things that could get really pricey.
This laundry room is totally demoed out, so we’re going to have to redo that one. It’s unfortunate, because this house has a lot of potential and somebody will be able to turn this thing around if they can get it cheap enough. Somewhat red flag that I’m seeing here, I don’t know the cause of this, but it looks like they have kind of cut into the Sheetrock about halfway up the wall throughout most of the house, which to me indicates maybe there was some water intrusion or something that got into the house where they had to rip out the bottom half of the Sheetrock and redo it, which kind of makes me nervous about what might be behind those walls. If there was water intrusion and those walls were wet, there could be more mold underneath that I don’t want to deal with.
Ancient thermostat. And you can see we’ve got demoed materials all over the place. We’ve got a lot of mold there. There’s a bathroom. Holes in the ceiling. I mean, this house just is going to require a ton, a ton of work. It’s a little bit more than what I want to take on. I’m definitely not a construction expert, and so I tend to try to want to do simple rehabs and not these heavy, heavy, heavy ones. And as you can see, the Sheetrock halfway up the wall continues throughout most of the house, and so it just makes me nervous about what may be behind there, why they had to Sheetrock half the walls. And then you can see here, you can see the Sheetrock that they ripped out has mold all over it. This closet’s totally ripped out. This is a second bathroom that’s completely demoed, so I’d have to totally redo this. Bathroom. I don’t know where the panel box is in this house. I couldn’t find it. That’s another one.
But just wanted to walk through and show you this one. Would love to take it on, honestly. It would be a good learning experience and I think it will turn out great for somebody to take on, but it’s a little bit above my head what I want to do. I think it would easily cost $100,000 to rehab this house. As you can see in this closet, just tons of mold. And it’s just something that I don’t want to get myself into at this point. Interesting house, got some good bones, needs a ton of work, and hopefully somebody can turn it around, but it’s not going to be me. See you on the next one.
