What’s going on everybody? This is Ryan again with Flagship out front of our newest flip acquisition here in LaGrange, Georgia. Going to walk you around, talk to you a little bit about it and what we’re going to do.
Here we are at 203 South Chilton Drive in LaGrange. Really great neighborhood, really quiet. Nice houses all around. This is going to be a good one for us. It’s a good size house, three bedroom, two bath, about 1800 square feet. When you walk the interior, it’s not going to look that bad, but there’s some kind of hidden things that you’ll see that are going to require a good bit of money to fix. And so we’ll talk through some of that.
Walk over here and we’ll see some of the first parts of that. It’s going to be this deck that goes all the way around the side of the house and the back of the house. So it’s a huge deck and you’ve got a lot of rotted siding here along the side of the house that we’re going to have to address. The deck, I think overall is fairly solid, but there’s a lot of places that are not solid, a lot of pieces of wood that are rotted out. We’re going to have to kind of spot check the whole thing, make sure it looks good. Make sure everything is sturdy and safe. Obviously, get all this fixed. The siding fixed and repainted. We’ll probably paint all the siding on the house.
It’s going to need a new roof, a new AC system. And then another one of the big items on this house is right here along this front foundation wall, there’s water flowing down into the crawl space from this front foundation wall. So we’re going to have to dig down, waterproof this whole wall and make sure we can get that stopped, which will be a pretty expensive line item.
Walk around the side here. Got some growth, but not too bad. We’ll have to do a little bit of landscaping, maybe new fascia, new soffit in places. Maybe put some gutters on to help with our water intrusion. You can see this deck does wrap around all the way to the back. So the back part of this deck isn’t beautiful. As you can see, brick all the way around the back. So pretty nice house, but there’s definitely some stuff we’re going to have to address. Haven’t even seen inside of this building. Looks like we’re going to have to trash this out, get all this stuff out of here. But peaceful.
Let’s walk around back and take a look inside. Here we are walking in the front door of the South Chilton house. Lots of wood paneling in here, if you can see. So we’ll paint a lot of that, brighten this place up quite a bit. Got this very unique kind of checkerboard pattern ceiling that I’ve never seen before. So I don’t know quite yet what I’m going to do with that, but we will figure it all out.
Got some hardwood floors in here. Part of what I’ve got to figure out is part of the water intrusion or part of the issues with the water intrusion coming to that front foundation walls has damaged a lot of the floor joists along the front left side of the house. So if I can figure out a way to repair those joists without ripping out the flooring in the house, I would love to keep these hardwoods and just refinish them. If not, we might have to replace some of this flooring. I’m not quite sure yet. You’ve got a dining room here with that checkerboard floor.
Here’s the kitchen. The cabinets are really sturdy, but they’re very dated. I think what I’m probably going to do is keep the cabinet bases and maybe just change out the doors. I think that would help out a lot. Go and do our normal thing in here. Granite, paint everything, new stainless steel appliances, all of that good stuff. We’ve got kind of a bonus room over here. I believe this used to be a carport that they converted into some sort of bonus room.
And then we’ve got kind of a unique bathroom and laundry set up. I don’t have the power on in here yet, so you have to deal with the darkness. But laundry, shower, toilet. I think I’m going to add a vanity over here on this side so we can kind of have a full bath there. You’ll see one of the more unique bathrooms I’ve ever seen back further back here. This front left bedroom. So you’ve got a bedroom here and they have converted this closet into a half bath. I’m pretty sure this used to be a closet. You can’t tell, it’s too dark, but there’s a toilet there, a sink there. So half bath. So I’m probably going to keep that and then just maybe build a closet out over there, a small closet so I can have a closet in this room and call it a bedroom.
We’ve got the main bath here, shower, vanity. We’ll obviously redo all this. Bedroom there. That’ll be kind of your master. You’ve got another bedroom. So it’s three bedrooms, two and a half baths. So yeah, house is really nice. Got some cool built-ins here in the master. So yeah, excited about how this one’s going to turn out. Got a lot of work to do, but I think it’ll be a good one.
