What’s up, guys? This is Ryan with Flagship outside of our newest potential acquisition here in Columbus, Georgia. Planning to buy this one next week. It’ll be a new rental for us. Let’s walk through and check it out.
Here we are on the outside of the property on Hawthorne. It’s a cute little brick ranch. I don’t know if you can tell from the video, but the roof is basically at end of life, so we’ll replace the roof on this one. As you can see, pretty nice quiet street. Not a lot going on, so good for us, and it’s my favorite type of house, a nice brick ranch. They’re low maintenance on a crawlspace, so we always love those.
Coming out here, got a little carport, got an exterior laundry room set up here under the carport. I actually don’t have a key to get in there, so I’ll have to figure that out after we buy it. And then check out the backyard. Got some shed, so I need to clean up, but there can be useful. Probably just cut out a lot of this junky tree stuff and get it out of here, make the yard look a little bit nicer, but decent amount of space, fenced in.
So yeah, it’s a nice little three-bedroom, one-bath property. It doesn’t need a ton of work, but we’ll spruce it up and clean it up for the next person and get a renter in here.
Here we are inside the front door. The property here on Hawthorne Drive this in South Columbus in a neighborhood called Oakland Park. I already own a house in here. We’ve done a flip in here as well, so I like the neighborhood general area’s not the best, but this particular neighborhood is like somewhat of a diamond in the rough for the area. So find some good deals, and it’s a pretty nice quiet street here.
As we walk into the kitchen. Plan on this one is we’ll keep these cabinets, we’ll just paint them. Probably put on some new hardware. We’ll put granite countertops in here. We may put a backsplash in, depending on budget. We’ll have to see. New appliances, all that kind of stuff.
We’ve got hardwood floors in the house. They’re actually in pretty good shape, so I’m not really going to mess with those. We’ll do a full paint job in here, kind of spruce up the paint.
One thing about this one that I haven’t really dealt with before is we have a mini split unit, not a central heat and air. So we’ve got one mini split unit here in the hallway. We’ll have to figure out if that’s going to be enough to heat and cool the whole house. It’s a pretty small house only about a thousand square feet, but if it’s not, we’ll probably come in and put another mini split head on that wall over there just to provide enough heat and cool for the house.
So small little three bedroom, one bath house. We’ve got our bedroom here. Probably put a new light fixture in here. Just paint everything. Maybe put new door handles on, spruce that up a little bit. Got our bathroom in here. Probably come in and put a new vanity. Paint this tile white, refresh the tub. Probably put in a new shower head, some new shower hardware. Toilet looks good, so probably won’t change that out. Put a new light fixture in all the rooms probably, and obviously paint everything. This is our second bedroom and our third bedroom here. So pretty small little footprint, but a pretty functional three bed, one bath. A lot of these kind of three bed, one bath brick ranches down in Columbus, and we tend to like these. Pretty low maintenance and work out well and they rent well. So let’s go check out the outside.
