What’s going on guys? This is Ryan with Flagship here in Albany, Georgia out in front of a new house that we’re looking at on Stewart Avenue. It’s a cold and windy day. Let’s check it out.
Here we are on the exterior of the house on Stewart Avenue. Crazy Tree in the background, very curved. Never seen anything like it, but this is a really solid one that we’re looking at right now. Stewart Avenue is a main street through Albany, but a really good part of town. So really, really excited about the location of this one. The exterior is in good shape. It’s a brick ranch house. It needs a roof and it needs an AC. The AC is a 1998 unit, so it’s really old. Biggest concern on the exterior. There’s obviously some huge trees surrounding the house. There’s not really a whole lot we can do about it. We’re going to clean up the landscaping. There’s a few hanging limbs on these trees, we’ll get taken care of. But for the most part, we’re just going to clean up the landscaping, probably pressure wash the outside of the house. It doesn’t really need to be painted or anything. It’s in good shape.
Just as you can see, tons and tons of pine trees are off from these huge pine trees that are falling off. A lot of straw on the roof. Roof needs to go. There’s a couple of leaking spots in there. But yeah, man, really all we’re going to do on the outside is just clean it up, put on a new roof, put on a new AC, and kind of modernize that stuff. We’ll do some landscaping, probably clean up all this stuff. There’s a couple sheds in the back that are in good shape, but that are full of stuff we’ll have to clean out. But yeah, everything looks to be in good working order. Another big tree, that’s that curved tree there right up against the house, so there’s not a whole lot you can do about that kind of stuff. Hopefully there’s no roots that are kind of working their way towards the foundation. Nice little back porch here. But yeah, great little house here that we come across here in Albany.
Here we are on the inside of the property on Stewart Avenue in Albany. The inside looks really good, honestly. For the type of house that we typically buy, this looks great. And we’ll paint everything, add new floors everywhere. There’s carpet in here. This carpet in this living room actually looks decent. There’s a room over here where there’s the same carpet that looks a little bit more beat up, but I typically will just go replace it anyway with LVP. We’re going to put a renter in here. We want something that’s going to last a long time, and so we’ll just go ahead and take this carpet up and replace it. Probably put a new fan there, paint everything. Going to put some new door handles in.
The kitchen is awesome. You’ve already got granite countertops in here. We’ve already got nice cabinets, stainless steel appliances, the whole nine yards, so we’re going to do virtually nothing in this kitchen. Tile looks good. Like I said, there was a lower room with the carpet that’s a little bit dirtier. We’ll replace that. But this room, just kind of a sitting room. Somebody could use it as a bedroom if they wanted to and laundry room’s in there. But yeah, overall really good shape.
Show you one of the bedrooms. So right now they kind of have this house set up as a two-bedroom, and they’re using this room here as a walk-through to the kitchen. I’m going to put a door there, a door there. This is going to be a third bedroom. They’ve already, a closet’s in here, so all we got to do is put two doors in. This becomes a third bedroom, so we will do that. And then bathroom’s really nice. Top floor’s tile shower looks good. They put a new granite top on the bathroom. We’re going to replace that mirror, replace that light fixture, make it look a little better, but got a spot there we’re going to have to fix from a prior roof leak. Toilet looks okay, and then two more bedrooms back here. We’ll put in new fans and paint everything, new floors, but honestly, not a whole lot to do here.
