What’s going on, guys? This is Ryan with Black Ship, checking out a potential new flip for us here in LaGrange. Doing a walk-around and walk-through. Come join us.

We are here on Cleveland Drive in LaGrange, Georgia. Pretty quiet little street. Neighbors look okay. Checking out the outside. So this house is owned in an estate. Mother passed away and passed it along to some heirs, who are now selling it to us. Outside looks okay. All the siding… The brickwork looks good, we just need to pressure wash that and clean it up. All the siding needs repair and paint. Needs a new roof. Got to clean up the yard some. But basically, around the hole outside is bad siding that needs to be scraped and painted. There’s some rotted wood at the back that we’re going to have to deal with. But other than that, the outside looks pretty good. It needs a new AC unit, so it needs some of the bigger ticket items. And it’s a bigger house, as you’ll see on the inside. So we’ll walk through and check that out as well.

Here we are, coming through the front door of the Cleveland Drive house. I’m going to share a little bit about what we’re going to do here on the inside. So you can see, as you’ve seen a lot of houses in LaGrange, for some reason they’ve chosen to put in kind of a drop ceiling, so we’ll have to do something… I mean, it doesn’t look that bad, but I just don’t like the drop ceiling look, so we’ll probably… I guess, I need to see what’s underneath it, but more than likely we’ll have to throw some Sheetrock over the top of that and paint everything. Got a lot of paneling in here we’ll paint. Carpet throughout most of the house that’s old and dirty, so we’ll pull that out and replace it with LVP throughout the house. Got older windows, older wood windows, but they look decent, so I think we’ll probably keep those.

The kitchen looks okay. We’ll replace these countertops, put in a tile backsplash. Probably keep these cabinets and paint them and add new hardware. And then new appliances. It’ll put a new dishwasher in, new stove, new stove top and vent hood. Kind of got a utility room back here. This can be used as a bedroom or a den or game room or whatever. You’ve got your utility closet here with your hot water heater and your electric panel. You’ve got a shoestring for a pull string. Never seen that before. You got old fuse breakers there that are going to have to be replaced out, so we have to change that panel out. And this used to be obviously the back side of the house. They did an addition here. So you can see the windows. But we can use this kind of as a washing room, closet. I think it can be used as a bedroom if somebody wants to use it as bedroom. So we’ll let the people decide.

So the main thing that we got to figure out here is the layout of this house, because Mark, it shows as a four-bedroom, but you’ll see here there’s bedroom one, bedroom two in there, and bedroom three there. The master is through both bedrooms. We’ll walk through that in a second. So all of these are walk-through bedrooms, so we’ve got to make a way for this to be a little bit more functional. And so this is the only common bathroom here on the very back side of the house. Obviously, we’ve got some repairs to do here. We’ve got to fix the ceiling. We’ll do a new vanity, new mirror, new light, tile the shower out. Needs a whole new shower. Anyway, new toilet. Get all this wallpaper out of here.

But what we’re going to have to do is behind this wall is back in that living room. So what we’re going to do, I think, is basically build a hallway through this closet and into this bathroom so that you can access a bathroom both from, we’ll cut it through into the living room. So you’ll be able to access this bathroom, come straight down this hallway to the bathroom from the living room. We’ll have a wall here that cuts off this bedroom. Over here, from this bedroom, there’s already a closet there, so we’ll have no walk through to that bedroom. And then from this hallway that we’re creating, we’ll be able to enter into this second bedroom. And then we will just wall off this door here that leads to the master. So there’ll be a wall here that you can’t enter through.

And then you’ll have your traditional master. So you got a bedroom here and then a bathroom here that we will probably just spray this tile white. We’ll either put in a new vanity or we may leave this vanity and put a granite top on, new mirror, new light. And then you got a pretty good size master bedroom here. Paint everything. And then I think the doors in the house are okay. Now that I’m looking at this, there’s an… Okay, the exterior sliding door is behind that couch, so I can’t really test it out. So keep that in the back of our mind, we’re going to test that out.

And then back to the bedroom here… or the living room here in the front. I believe roughly where this fireplace is where we’re probably going to have to cut through. So I believe this is a decorative fireplace, so we’ll just demo it, remove it, and then cut a hallway, cut a hole in the wall through there to lead to that other room and into the bathroom. And then that should give us three separate bedrooms that are not walk-throughs, plus the fourth bedroom off the kitchen that could be used as a bedroom, could be used as a game room. So you can market this as a three-bedroom or a four-bedroom. And yeah, going to be a big project, but I think it’ll be great when we’re done.
