Hey, what’s going on guys? This is Ryan with Flagship out front of our newest rental that we are about 98% complete with. Doing my final walkthrough, getting a punch list of stuff to do. But this one will be on the market here shortly in Lagrange on Alfred Street. Let’s take a look. Here we are out front of the property on Alfred Street here in Lagrange. This is really close to downtown, kind of in the Hillside area. A lot of redevelopment going on around here. We own several houses in the area and really like it. When we bought this thing, the house was kind of a yellow color and it was really… Paint was looking really bad, so we repainted the whole house. One thing that we’re waiting on doing is doing HVAC. We have that going in this week. The roof was okay. We cleaned up kind of the yard. When we bought it, there was three or four cars in the yard that we had to get removed and just kind of cleaning up junk around the house. But as you can see we painted everything on the outside. Fixed any of the rotten wood and whatnot that was present. Just got the yard cleaned. The backyard’s actually pretty nice and peaceful. So yeah, pretty nice little house here in Lagrange.
Let’s go take a look on the inside. All right. Here we are on the inside of the rental on Alfred Street. As you can see, we kind of have done our normal situation here, painted everything, new flooring. Kind of the major things that are… We weren’t able to make this one perfect. It was plaster walls in here, not sheetrock. And we chose, or it was not financially reasonable for us to re-sheetrock this whole house. So we did as best we could to repair any cracking plaster and repaint everything. So I think it looks pretty good. It’s not perfect, but looks a whole lot better than it did. There’s a lot of waving floors, sagging floors in here, this is an old house. It’s still a little bit wavy, but it’s solid. We replaced any soft floors and it’s in good shape.
The main thing that we did here, as you can see, this is our living area. So this was a two bedroom, one bath house when we bought it. We created a bathroom here. This was just kind of like an empty closet or pantry area. It actually didn’t have any shelving or anything. It was just an empty room. So we repurposed this, made a second bathroom. So now we have a two bed, two bathhouse. The kitchen was in really rough shape. We put all new cabinets in. Holding off on putting appliances in until we have a tenant, so we’ll have appliances in later, but stainless steel appliances, granite counters. Got a laundry room here off the back of the house. Put in a new laundry box so it’s ready for laundry.
And then we’ve got our back bedroom here. Really big bedrooms in this house. Yeah. New lighting fixtures, new plumbing fixtures, new door handles throughout. We saved some doors and added some new ones. And then we’ve kind of got this connector hallway between the two bedrooms. So this is our first bedroom. So the front of the house, the second bedroom. And then we have, this was the existing bathroom. So we added a new tile shower, new vanities, new toilets, new mirror, new plumbing fixtures in both bathrooms. So yeah, this one will be hitting the market soon in Lagrange. Looking to put a renter in soon.
