Our newest flip!! Potential Squatters! [Lagrange, GA] July 15, 2024 By Ryan Ryan:What’s going on, everybody? This is Ryan outside of my newest flip here in LaGrange, Georgia. Oh man, this one has been a interesting one, but it’s going to be good once we’re done. We were supposed to close on this thing like a month and a half ago. I get down here on the day of closing and the house was owned in an estate and a family member of the executor of the estate was living here. And he had not paid rent since October of 2022. And so his uncle was losing the house because he couldn’t make the mortgage payments, so we were supposed to come in and buy it from him so he doesn’t lose the house.And long story short, I get down here on the day we’re supposed to close. The nephew is still in the home, and so I didn’t want to close it with a non-paying tenant who doesn’t have a lease or anything like that. So I decided to hold off on closing, we went through an eviction process that finally got completed about two weeks ago, and then we were able to get the nephew out and close the house. So we’ve owned it for about a week and a half now. We had a trash out crew come and clean out all the junk that was left in the house. And another nice thing, the nephew is well known in the homeless community here in LaGrange, and so the homeless know that this house is vacant. So we’ve had some people try to get in but luckily they haven’t done any damage. We’ve got it all boarded up, well, not boarded up, but secured, I think well enough to avoid any more people coming in.But walking in the door to the carport, you’ve got a living room, wood paneling, but we’ll paint all this paneling and it’ll look decent. Would love to go over the paneling with sheet rock, but I don’t think the budget is going to allow for that in this one. We’re going to paint the brick on the outside, put some new shutters on. The roof is good. We got another kind of living room here. Obviously getting rid of all the green carpet. More than likely we’re going to do LVP flooring throughout all the living room and kitchen and bathrooms and all the kind of main common areas. And we’ll probably do carpet in the bedrooms.Here’s the kitchen. You got some old-style cabinets, very old appliances. So we’re going to update everything in here. We’re going to paint these cabinets, put on new hardware, new hinges. We’ll come back with a granite countertop and put in a tile backsplash here. Replace all the appliances. You’ve got a dishwasher, cooktop from the 1970s it looks like, and a stove from the 1970s. So we’ll replace that, put a new vent hood. Change the light fixtures out in here, and yeah, it’ll look a lot better. We’re going to paint everything obviously in the house. Let’s see. I just got the power turned on, so I’m checking all the lights. That doesn’t work.Going down the hallway back here. This is a three bedroom, two bath house. Got hall bath here. Put the light on. We got a light on. So we’ll put a new top on that, paint the vanity, put in new hardware there. New light fixtures. Rip out all this wallpaper. Paint it all. We’ll refinish these tubs white. Put a new kind of plumbing fixtures there. Move all the bars, handicap bars. New light fixtures in the hallway. We’re going to replace all these interior doors. They’re just kind of old and very flimsy. What do we have in here? Looks like we’ve got some trash on the ground. They left us a nice piece of dog poop there in the house. Nice. Kind of same stuff we’ll do in this bathroom. We’ll refinish, make this shower all white again. New mirror, new vanity top. We’ll just paint the vanity. New toilet, new light fixture.Got to replace a couple of windows in here. We’ll put a new AC unit in. All new fans, all that good stuff. So it’ll be totally redone. When we’re done with it, it’ll look really good. Great little neighborhood, nice little house. Just needs some love. Hasn’t been updated since it was built. So got a cool screen porch. I’m not going to open that door because we’ve got it lodged shut and I don’t feel like having to redo it. But we’ll rip that carpet out, stain the deck, put a new fan, all that good stuff. So it’s going to look great. Laurel Lane here in LaGrange, Georgia. Hoping to be done in about 60 days probably. And probably sell for 240-ish. So that’s the plan. See you guys next time.
