What’s going on, guys? This is Ryan with Flagship, walking through a potential new buy for us. We’re checking it out to see if it’s something we want to take on or not. Let’s take a walk. So here we are out on Jarrell Hogg Road. This is actually in West Point, Georgia. We do a lot in LaGrange, but this is still the same county as LaGrange. Kind of out in the sticks a little bit. So it’s pretty rural. West Point, Georgia, the next city over from LaGrange.
A decent looking house on the exterior. It’s been painted. New vinyl siding, new roof. Got kind of a junky looking situation over here with a pile of old mulch or wood chips. Kind of old burn pile, have to clean all that up. Out here it will be on a well and septic, so I’ll have to get that inspected, make sure all that looks okay. The exterior on this house actually looks all right. The windows probably need to go, if we’re being honest, but other than that, vinyl siding looks good. I don’t love the gray paint on the block but can live with it, or maybe just paint the block. Got just more junk here that needs to be demoed. Trash. Little back deck here.
But overall, exterior looks pretty solid, you’ll see when we get around to the other side. The HVAC system is old. Probably just have to replace that. We’ve got some stuff around here where they’ve put a third of a gutter on, so some interesting work done there, but we would address all that. Got a neighbor here. And this one, I need to look at the numbers, but it’s like 2.8 acres, I think, with this. You can see the old HVAC unit. So yeah, exterior looks okay. The interior is where you will see it’s going to need quite a bit of work. They’ve started a little bit of stuff here, but it needs a good bit. Let’s go check it out.
Walking through here at 290 Jarrell Hogg in West Point. This is basically in the front door. You have a pretty, honestly, small living room here. Not the best use of space I guess, but pretty small living room. You come to the left here, you’ve got a sunroom, which is really nice. We got a broken window there, window pane. Probably could just replace the window pane there. And then off this sunroom is a bedroom. You need a door there. Got your closet. There’s a bathroom back here. All throughout this house, you’re probably going to need some floor leveling. It’s got the flooring that I’m probably going to need to do Lauan with in order to get it level. So in here, I don’t know why they have a light up there above the shower. Probably paint the shower. New plumbing fixtures. I would prefer to move the light there to there. New vanity, probably new toilet. Whole house will need paint, floors, probably windows, honestly. Maybe you keep these big windows here in the sunroom and replace the rest. But the windows are pretty old and beat up.
Enter the kitchen. Decent size kitchen here in the center of the house. You’ll need counters. Probably just rip these cabinets out and put in new cabinets. Then you’ve got your second bedroom here off of the kitchen. Closet there in the back. Then kind of in the back side of the house, this is probably the coolest part, you can kind of have your own master wing. So this is the laundry and there’s a closet over there. So you could put a little door right here to close off this laundry. You got the bathroom to the right. Tub looks okay. Probably can refinish the tub. Just rip out the walls, tile it, new vanity, new mirror, new light, new toilet. And then you’ve got a closet here that can be used in the bathroom.
And then you’ve got your master bedroom back here, which I’m not going to walk all the way down. I almost fell to the floor a second ago. But back here is a whole nother room that could either be used to be a gigantic closet… as you can see almost fell through… gigantic closet, office. You could probably throw a third bathroom back there if you wanted to, sitting room. So it’s almost an additional bedroom size room there off the master.
