What’s going on guys? Ryan, again with Flagship outside of another one of our projects here in LaGrange. This one I’m also super pumped up about. We’re in Hillside neighborhood here in LaGrange. I’ll turn you around here in a minute and show you. But mixed use facility right out of our front doorstep. Some really cool stuff going on around here, show you around what we got going on.
You can see over there, that’s a mixed use facility. And then over there is the Dash LaGrange Development. It’s an affordable housing development. They’ve built kind of micro units behind this and then develop this mixed use facility. There’s a couple of restaurants in there.
What else? Ice cream shop, a boutique, a barber shop. So really cool. And then kind of a block or two over is where the LaGrange College University athletic facilities are. So we’re pretty close to the university as well. But this is our property here. It’s a duplex, so it’s one unit on the front, one unit on the back and a really cool location. We’re going to paint this one a different color, so we’ll do like a sage green on the outside and then the base we’ll do a cream and brick base color. And yeah, we’re doing a lot to this one and it’s going to be really cool in a great location up and coming here in LaGrange.
Walking in the front unit here. So we walk in, you kind of got this entryway, walkway, living area, dining area, whatever you want to use it for. And then you’ve got a galley kitchen here. We put some new cabinets in. We’ll go with granite countertop, stainless steel appliances in here as well. And back there’s your laundry. You see we’ve got really tall ceilings in here. When I bought this property, there was drop ceiling all throughout this, so it was much lower and looked kind of more like a commercial space than a residential. So we took out the drop ceiling and who knows why it was there to begin with. We’ve got these really cool high ceilings in here. It makes it look a lot bigger. Laundry room there.
We’ve got a bedroom here and then another potential bedroom there. I guess it’s going to be up to whoever ends up living in here how they want to set it up. I’ll probably market it as a two-bedroom, but it may have to be used as a one bedroom because there’s not really much living space outside of that little walkway. But if somebody wants to come in and throw a couch right here and put a TV on the wall and have that as a living room and then use this as a bedroom, there’s a closet, so it could be two bedrooms, maybe used as one bedroom. And then we’ve got a bathroom here on the back half.
And so yeah, this is just a small little micro unit on the front half. And then the back unit is where most of the square footage is. We’ll continue kind of around the side so you can see some more sides of the building as we walk to the back unit. So we’ll paint everything. They pulled some siding off here so we can replace some rotted out siding there. Had a decent backyard here. So you’ve got a unit in the front and then you got this back unit. And I’ll show you what somebody left me here. Pretty sweet 2015 Nissan Sentra there. So I got a free car out of this. I’m assuming it doesn’t run since they left it for me, but we’ll figure out something to do with it. But we’ll walk through this back unit real quick.
So we walk in here, we’ve got this huge living space in this back unit. To the right’s the laundry area. And they’ve already done a lot of painting and stuff in here, so it’s already looking a lot better. There was not drop ceiling in this half of the unit, so it was like this. This is a three-bedroom, one-bath unit. So this is the one bathroom right here in the front of the unit. So we come here to the left, we’ve got our first bedroom. So we didn’t do much of this except for we did build this closet out in here. So it was just one open room. There wasn’t a closet in here and we wanted to add a closet, so we could call it a bedroom so that it was a functional bedroom. So we built out a small closet there. So that’s one of our bedrooms.
And we’ve got a kitchen here. Not going to put new cabinets in. The existing cabinets were in pretty good shape, so we just painted them. Put some new hardware on there. We’ll put some granite countertops in, stainless steel appliances. We’ve got a dip in the floor here in the kitchen we’re going to have to address from underneath. So they’ll go in there and re support the floor, level it out, everything.
This is the big thing we did on this unit. So the back half of this unit was technically two bedrooms, but they were walk-through bedrooms, meaning you had to walk through one to get to the other. So we took out a door here and added a door here to kind of create a hallway through these rooms. And so now you’ve got two separate entrances to two bedrooms. So you’ve got a bedroom here, and then walking down this hallway, you’ve got another big bedroom back here. So a lot of good square footage in this house. And this is going to be a super cool one, I think, where we get two affordable units in a great location. We were able to turn a house around that was in pretty rough shape.
