Squatters Gone & Renovation Complete! Final Walk Through! [Lagrange, GA] September 13, 2024 By Ryan Speaker 1:Hey, what’s going on guys? This is Ryan with Flag Ship outside of our finally finished flip in LaGrange. It’s a rainy day here in LaGrange, so maybe not the best day for me to do this, but it is what it is. We are actually under contract already to sell this thing, but I haven’t been by here since it had been cleaned up and fully finished. I want to do a walkthrough show. You guys kind of the finished product.We’ll do a quick walk around here. Obviously we painted all the brick, it’s a white off-white kind of color. And then all the doors and shutters are original. We painted those as sage green. I thought it turned out really well. Didn’t do anything with the roof. The roof was already pretty new, so just kind of left that as it is. We’ll walk around the side here. On the back of the house there was a lot of wood rot and facial repair, fascia repair that was needed that we fixed up. Got the yard and check. Still a little bit of trash back there, but we’ll grab that.Right here, we painted this deck. It was a… Trying to remember what color it was. Kind of an odd green color. We painted it brown and then we re-screened in the porch up there, so that made it look a lot better. And then up here there was a lot of wood rot and whatnot that we fixed. And as you can see, obviously brick all the way around. Paint looks really good. This is one of our bigger expenses. Had an old HVAC system, so we came in here, put a new one in, and then in there in the crawlspace, fix some duct work and all that. Brand new HVAC so it’s a nice part.Continue our tour. Walking in the front door here. This front door was annoying. It was very hard to open for a long time. A lot of the glass was broken, but we replaced the glass. Got the door re-hung right. We’re all good to go there. Yeah, interior looks really, really good. Obviously we painted everything, new floors. This used to be a brown. We kept the wood paneling, but we just painted it. Painted everything in here in the laundry room, put some new plumbing stuff there. The cabinets turned out really good with the gold handles and the gray. Painters did awesome on those.We replaced all these interior doors. So all the interior doors are new gold handles. That turned out well. Going here to the kitchen, new appliances, got a new dishwasher there. Granite countertops, gold fixtures everywhere, gold handles. We got a new stove top here. All the appliances were super old, so we replaced all those. Stove, that was a little bit of a hassle. Couldn’t find one that fit exactly like the old one did. We had to frame it in and do the best we could. We got that done. So the kitchen looks really good. Cabinets look great, I think. And the gold fixtures look really good.Not much to talk about here. New light fixtures and then new floors everywhere. We did LBP in all the common areas. And then carpet in the bedrooms. Come down the hallway, you’ll see three bedroom and two baths here. Same countertops as the kitchen. Gold fixtures, new light fixtures. We refinished the tubs. I believe this was a peach color before. Now we’ve just got white. These were kind of my arch nemesis. Mistake on my part was I should have cut out some of this tile and put in the new handles first. I want to do gold fixtures, but I had to find something that fit the original fixtures because I didn’t go in and cut the tile out initially, so I didn’t want to recut the tile out. We had to do what we could.New fan, new carpet in here. This is the first bedroom. All new doors everywhere. Second bedroom here, new fan, new carpet, new blinds. And then the third bedroom, I guess this is your master. And then you’ve got the same thing in the bathroom in here. Refinished the tile, new toilets, new countertops, new fixtures. Painted the original vanities. Yeah, so it turned out really good.We purchased this house for $107,000 and then we ended up putting about $65,000 worth of work into it. I worked with a lot of new vendors on this one, and so my initial budget was a good bit lower than that. But when you’re working with new vendors, got to, we just try to test out a bunch of vendors instead of using one main one. I probably could have done it a good bit cheaper if I would’ve done that, but wanted to test out new vendors. We had the room to spare on this one, so we put about 65 into it. And then we are under contract to sell right now for 235. And so that goes through, it’ll be a really good outcome for us. Super excited about how this one turned out and think it looked really good.
