Hey, what’s going on guys? This is Ryan with Black Ship out front of our newest completed rental here in LaGrange. Going to do a quick walk through and show you. Here we are. A little two bed, one bath house on Forest Avenue here in LaGrange. Before we took this one on, it hadn’t been lived in for years and so there was vines growing up all over it. It was just a disaster. So we did a full repaint on the outside, put a new roof on it, put a mini split HVAC system in it so it’s looking a lot better. Cleaned up the yard, got some trees, cut out, all that kind of stuff. And then on the inside it was halfway finished. A lot of the work was really poorly done, so we had to redo a lot of what was already even done. And we’ll walk through that shortly.
All right, here we are on the inside of the Forest Avenue property. It was a disaster on the inside. There was Sheetrock up, but it was poorly done, so we had to basically redo all the Sheetrock, had to re-sand it, re-mud, paint everything. We painted everything on the inside. Had to do a lot of floor leveling. The floors were super unlevel so we replaced a lot of the subfloor and then put these new LVP floors throughout. It’s a pretty small house, so what you see, it’s kind of this open kitchen and living area. This is all the kind of main living areas right here in this one open room. And you’ve got a bedroom here. We put in all new light fixtures, all new doors, new door handles, bedroom closet, and then another bedroom across the living room.
So new light fixture there, new doors, fresh paint. Then obviously we put in new appliances, granite countertops, all new plumbing fixtures, stainless steel for the appliances. We painted these cabinets. Surprisingly the handles were actually there. They were in decent shape, so we just left those handles. New mirror. The vanity was there. We just put a granite top on top and painted it. New plumbing fixture, the shower needed a lot of work. The toilet was plumbed in wrong. We had to re-plumb all the stuff for the toilet, re-plumb a lot of the stuff for the shower.
And then this was kind of like a, when we first bought it, the ceiling here was kind of sloped, so we leveled it all out, made it a flat ceiling. There was no hot water here when we bought it, so we put in a new hot water heater, got laundry hookups there, nice shelf. But yeah, this was basically a total redo. New paint, new floors, new roof, new AC, and then just a lot of plumbing work that was needed. A lot of just shoring up bad work previously, but it’s a great little round for us here.
