What’s going on guys? This is Ryan with Flagship outside of our most recent purchase. That will be a flip here in LaGrange, Georgia. We’re going to walk you through, show you what we’re going to do with it.
This is the little guy. It’s only about 800 square feet, but needs a lot of work. We’re out here in rural Troup County in LaGrange. You can see there’s a house next door, but really quiet, out in the sticks a little bit, so it’s a nice little area. We’ve got a lot of landscaping to do out front here. Then along the sides, we’re going to clear all that up. I’ve got a mud pit for a driveway right now, so I’ve got to get some gravel and whatnot out here to make that okay. I’ve got a bunch of junk on the front porch. Front porch is something we got to figure out. May have to either rebuild that or reattach it or something. It’s pulling away from the house a little bit. This old deck’s going to go. We’re going to demo that and just build some steps up over to that side door.
As you can see here, landscaping is junky. This hasn’t been occupied in a long time, so you’ll see on the inside. We bought this from a guy who started the rehab and then decided he didn’t want to do any more of it, so he’s halfway done on the inside. We’re going to try and clear this out. Back here, there’s a nice pasture. I’m hoping to get it cleared out enough where you can see into the field behind it. Just a bunch of junk back here to clean up the yard, obviously, but it’s got a metal roof. We’ll have to paint that roof. It’s blue. We’ll probably paint everything. This house is an ugly blue vinyl siding. Got to trim out all the windows. Just more junk.
Going to take you in inside. As you can see, like I said, it’s a very small house, two bedroom, one bath, right, like 800 square feet. We’ve got some of the drywall done. Some is not done, so we’re have to finish out all the drywall and paint everything in here. Most of the subfloor is okay in this house. I think they’ve done it and repaired it. Right here in this living room area, there’s some dips and rises. We’ll probably have to rip out some of the subfloor and level it all out. They’ve got some material in here that I may be able to use. We’ll see. You haven’t gone through all of it yet, but we’ve got cabinets here.
I’ve got to determine if I want to keep these cabinets or replace them. I may just replace them since it’s such a small kitchen here. It’s probably not going to cost us that much. Got to get a panel box cover, new appliances in here. Yeah, so we’ve got a bathroom. They left us a toilet. They’ve got the tub in. Obviously, we’ve got to finish everything out around here, and then we’ll have a spot here for decent size vanity mirror and then a toilet over here and over there is our laundry room. We’ll have to add an AC in here. There’s no HVAC in this house, and here’s one of our bedrooms. Closet there, we’ll have to add a closet door, finish out the sheetrock and everything, and then our second bedroom here with closets and everything. So, we’ve got a good little project on our hands here. It helps a lot that it’s so small, so hopefully, we can keep our material, it’s cost down a little bit, but I can’t wait to see what this one looks like when we’re done.
