What’s going on everybody? This is Ryan with Flagship out front of one of our almost completed flips here in Albany, Georgia. I was hoping we’d have it done probably tomorrow, but realistically it’s probably going to be the end of the week. But we’ll walk you around and show you kind of 95% complete flip and see what you think.
If you remember our initial video here, the yard was one of the biggest problems at least. So you couldn’t even see the house from the road here. So we cleared out a lot of just brush and growth. One of the things that we’re not totally done on is the landscaping. We need to clean that up over there. Seed and straw, some of these muddy spots, get some debris out. There’s a pile of debris over there, but overall, we’re pretty much done.
We painted the exterior. One of my mistakes on this one, I think, is I didn’t recognize that the roof was brown, and so our paint color scheme, I think, would’ve looked a lot better if the roof was black. But alas, it was not. It still looks okay, I think, but would’ve looked better with a black roof, and kind of a lesson learned there.
So walk around here. You can see there’s still some… where we had kind of heavy equipment out here, some ruts from tires that we need to fill in and smooth out and seed and straw here.
We put in two new AC units. That’s one of our biggest costs on this one. The two units that were here prior were so old that were not even stickers or anything on them. The heater worked, but the ACs didn’t work, so we went ahead and just replaced everything.
And then the deck, we did a lot of work on the deck. It was in somewhat of disrepair, not total disrepair, but we replaced the rotted sections, painted everything. It looks a lot better.
We painted the exterior shed here. We need to get that roof cleaned off. That’s something that we’re going to do before we list it, but overall, it looks pretty good. On the outside, we repainted all the siding and trim. There was some spots of siding that needed to be replaced. We replaced those.
The other thing is we went back with a stone driveway for part of it. The concrete driveway up until that point of the driveway was totally in disrepair. It was unsafe. So instead of laying all new concrete, we just went back with a stone driveway. It looks pretty good. Saved us a little bit of money there, but overall, I’m pretty pleased with how the exterior turned out. There’s some cleanup that we still need to do, but largely it looks good.
As we enter the front door here, you can see some of the stuff that we still got to finish. We’re 95% of the way done in here. All the flooring’s in, all the paint’s done except for a few touch-up spots.
We’ve just come across a few tiny issues that we have to address. We were putting in a light fixture, a fuse blew, and so none of the lights in this main living area are working right now. I’ve got to get an electrician out to fix it. Try and give you a good look. It looks really good in here. The lights and floors, the paint looks great.
Moving here to the dining room, the kitchen, another fuse blew right there. So one of these lights works, this one doesn’t. Got to get an electrician to look at it. The kitchen looks really good. Got the green backsplash, granite painted cabinets, gold fixtures, stainless steel appliances. Looks really solid in here. Another thing, we’ve got to get an outlet for that microwave put in. So just a few little finishing touches we’ve got to add in this one to get us done. Obviously, getting it cleaned too.
We put in this new rail. The initial rail was too short and it was also just in really bad shape, so we just replaced it. Did a nice accent wall. This accent wall’s the same color as the exterior paint. I think it turned out pretty good. It looks really nice.
And walking here to these bedrooms and bathroom. Obviously, we need to clean everything but generally did the same thing in here. Gold fixtures, new mirror, granite tops. Need to get that shower clean. Didn’t do much with the shower. It’s in good shape. Saved all these unique looking door handles and doors. I think it turned out looking really good. New carpet in here. Another bedroom here. This one’s basically done.
We will walk upstairs. Our HVAC guys were not particularly careful when they were putting stuff in, so we’ve got some dirt on the carpet, but we’ll get it cleaned and it’ll look fine. The upstairs is also a cool part of this house. We’ve got two bedrooms and a bonus room, or I guess you could use it as two bonus rooms, but bedroom down here.
Here’s the bathroom, and here’s largely the same as the one downstairs: mirror, granite, gold fixtures. Again, didn’t do much with the shower. We’ll clean it and clean it up, make it look good.
Got this big bonus room here in the center that somebody can use as a playroom, use it as an office, whatever you want to do. And then we’ve got another bonus slash what could be a bedroom here, bedroom, playroom, bonus room, office. So a lot of square footage up here and looks really good. So we’re almost done here. It’d be a great looking house once we’re done. Really functional layout. So yeah, looking good.
