Hey. What’s going on, guys? This is Ryman Flagship. I’m down here in Albany, Georgia today checking out a new flip we just purchased. I’m going to walk you through and around, show you what we’re going to do to it, and yeah, looking forward to this one.
Here we are on the exterior of the property here on Tunbridge Lane. Honestly it’s a really, really solid neighborhood in Albany. Great houses all around. Super quiet. The house on the exterior is in pretty good shape. The roof is okay. I’ll show you in a second the back half of the house where we’re going to need to do some roof replacement. But as you can see kind of on the exterior, we’ve got a lot of cleanup we need to do, cut all these bushes back, cut the yard.
This big tree kind of covers up the left side of the house. We’re going to try and limit up and cut back a lot of stuff on that side. There’s some random plants and stuff that we’ll cut out, trim up that big bush over there. So, there’s a lot of landscaping that needs to go on here.
And then you’ll see in the back, we have kind of a mess in the back as well. So, as we walk up, you’ll see there’s a big shed here in the back. I think I’m ultimately going to have to demo this whole thing, but first here’s the… They built an addition off the back. The flat roof portion of that is going to have to be replaced. The roof is leaking and we’ll have to do a different kind of material that’s better for a flat roof. So, we’ll replace that section of the roof.
We’re going to relocate or bury this propane tank just for the tankless water heater. And then here in the back, basically what the guy had done is he had a Home Depot shed and then built these two sides off of it. We’ve got a lot of rot. And then primarily the reason I’m probably going to have to take this down, besides the rot, is that we have crazy amounts of electrical nonsense in here that is going to cost us tons and tons of money to figure out and rerun. And I think it’s going to be better since we already have probably issues with the sheds anyway. Just a lot of rot and stuff. Maybe best to just take it all down.
And then you’ll see we’ve got a bunch of junk back here. This kind of tree house thing will be taken out. All these big bushes along the back will be taken out. Looks like we had some sort of gardening situation going on here. All that will be taken out. All that up against the house will be taken out. So, we’ll do a lot of cleanup on the exterior. This will look a lot better when we’re done with it.
Here we are on the interior of the property on Tunbridge Lane here in Albany. The house is in decent shape. It’s big and we’ve got some key things that we’ve got to figure out. The first thing we’ve got to figure out is the electrical. So, this has an old Federal Pacific electrical panel, which is a fire hazard and will not pass an inspection. So, we’ve got to replace the whole panel, and with a panel replacement, we’ve got to upgrade the service.
Down here is this addition that I showed you where we’re going to have to replace the roof above it. It’s going to be a cool hangout spot. It’s really big, but as you can see, there’s some spots where you can tell the roof was leaking. We’re going to rip all this wood out, the wood ceilings and the wood walls. And then we’re going to come back and re-sheet rock everything. We’re going to put can lights, ceiling fans in here. And then I’m still trying to figure out exactly what I’m going to do on this side, but we’ve got kind of a wet bar set up. So, I’m going to probably try and make this a cool bar area or something like that.
But yeah, and then obviously we’ll add new floors and all that good stuff down here. Then in the kitchen… Well, this is the living room. I’ll show you the kitchen real quick. So, in here we’re going to add can lights as well, paint all these kitchen cabinets, add new hardware. They left us this restaurant-grade refrigerator, which is pretty sweet. We’ll leave that. The refrigerator, we’ll leave the stove, and we’ll replace the dishwasher.
Obviously all the flooring needs to be replaced. We need a full interior repaint on this house. This room is currently set up as either an extra den or like a formal dining room. I am going to make this into a fourth bedroom. So, we’ll frame out a more bedroom-style door here, frame out a closet, and make a bedroom in here.
In the living room we’re not going to do a whole lot. It’s got these old can lights. They’re kind of dim. We’re going to try and replace them with some new ones and then add a ceiling fan here in the center. Then just paint everything, make it all look nice.
One thing that I’m unsure on is I would love to add a half bath somewhere in this house. So, right now it’s set up as a three/two. I’m going to make it a four/two for sure. There’s a closet here that kind of leads into another closet in this bedroom right here. I don’t know. We’re still trying to figure that out.
I would love to add a half bathroom in here because both of the bathrooms you have to go through bedrooms to access, which is fine for three of the bedrooms, but if we’re going to add the fourth bedroom, the person in that fourth bedroom may want just a bathroom to use. So, still trying to figure that out.
But that’s one bedroom. Then we’ve got your master bedroom here. The bathrooms are actually in pretty good shape. Obviously we’ve got to fix the sheet rock in here. Some issues with that jetted tub, but we’re going to just clean the shower up, re-grout the tile, add a new mirror. The vanity’s good.
And then here’s your third bedroom here. Then you’ve got a Jack & Jill bathroom. It’s also in good shape. We’ll leave this vanity. Not going to do much to this bathroom. Just paint it, add a new mirror, some new lights, maybe a new toilet and keep it rolling.
So, yeah, this one’s going to be a big project. The house, it’s a solid house, just a lot of square footage and a lot of stuff to figure out. So, looking forward to how this one will look.
