Hey, what’s going on, guys? This is Brian with Flagship out front of our newest flip that just hit the market. Going to take you around, show you the house, and a little bit about what we did to it.

Here we are at the property on Cooley Road here, in La Grange. Pretty great, quiet street. The house across the street actually looks rough. That one’s gone downhill since we bought this, but everything else is nice, really quiet street. Not much going on out here.

Basically, on the exterior, we painted this whole house exterior and we painted the roof. The metal roof was there, but it was a crazy blue color. So we painted the roof, painted the exterior, made repairs where needed. We painted this whole porch was … Sorry, the roof was green and this whole porch area was green, so we painted it, made sure it was all fixed up. There were some spots around the house, siding that needed to be repaired and we repaired everything there.

What else did we do out here? Underneath the house, there was some wood rot. The main thing that we had to figure out with this one was the power had been off for more than six months, and then this specific municipality, if the power’s off for more than six months, you have to work with the county to get a permitting and get it approved before you can cut it back on. So that took a little while, held us up a little bit, but we got it figured out. So this house is basically all rewired.

Not going to go in there, but that’s your crawl space entrance.

Put in a new hot water heater, and then fixed some wood rot and stuff that we found underneath there. And then we have brand new HVAC unit. This one’s actually not totally hooked up, yet. We just got it set, and then they’re going to be coming back to run the duct work and hook it all up later today. That’s the last thing we have to finish out here.

But yeah, not a whole lot going on on the exterior. Cleaned up a bunch of trash and that kind of stuff, but it was in decent shape on the exterior, aside from it needed a new HVAC.

Here we are on the interior of the house on Cooley Road here in the kitchen. You walk in the side door, leads directly to the kitchen. This thing was a mess when we bought it. So we redid the whole thing. New cabinets, tile back splash, granite counters, all new appliances. The floor was rotted out beneath the sink so we had to fix that. Yeah, redid the whole kitchen, basically.

Here’s a laundry room, pretty good-sized laundry room. Yeah, it’d be nice for whoever buys this one.

And then the main thing that we did, obviously we do our normal stuff, our new paint, our new floors, redo the bathrooms, redo the kitchens, new lighting, all that stuff. The other main thing that we did on this is this room back here is the master bathroom or master bedroom. I’m sorry. There was a half wall here that was, I don’t know, it was strange. It was like it was almost set up as a four bedroom house at one point, but there was only access to go into this room through this one door. So it was hard to make two separate bedrooms. So we just opened that wall a little bit, just made a big master.

And then this bathroom here was not here. So we created space for this bathroom. So this was a three bedroom, one bathhouse when we bought it. We made it a three/two. So we did a nice vanity, new mirror, new lights, new toilet, cool tile shower, all new plumbing fixtures, the whole nine yards.

And then as I discussed, we pretty much rewired this whole house. We have a new breaker panel. Everything’s new here.

And then this was the existing bathroom. So we’ve got another tile shower here. This vanity was here, we just painted it, added the hardware, and put on a granite top. Nice big mirror, new light, new toilet, and the whole nine yards, new flooring.

Here’s our second bedroom. We didn’t do a whole lot in here, just painted, new floors, put in a new window there. The window was broken out.

And then our third bedroom is here along the front of the house.

So really happy with how this came out. Took a little bit longer than what I’d hoped because of all the electrical stuff we had to redo, and the permitting and all that stuff with the county, but ended up working out great. We have turned a three bedroom, one bath house into a three/two, so it’s more sellable and a pretty good location. So hopefully this one will go quick.
